Led by Brandon Karr and Danny Cunningham, the Karr Self-Storage team, located in Marcus & Millichap's Fort Worth office, exclusively listed the property on behalf of the seller, a limited liability company based in Texarkana. The buyer, a private investor based in New York City, was also secured by the Karr Self-Storage team. The team procured multiple offers from a variety of investors, the result being a transaction that closed in less than 20 days after going under contract.
Payless Storage, Inc. is located at 927 North Robison Road in Texarkana, Texas. The subject property consists of two self-storage facilities totaling 87,600 rentable-square feet, sits on approximately 15 acres, and has a combined 587 units.

Brandon Karr, First Vice President Investments and Danny Cunningham, Senior Associate in Marcus & Millichap's Fort Worth office, had the exclusive listing to market the property on behalf of the seller, a private investor who constructed and operated the property himself. The buyer - a local storage owner/operator with several facilities throughout the state - was secured by Mr. Karr and Mr. Cunningham.
Affordable Self-Storage is a 49,555-rentable-square-foot storage facility resting on one parcel totaling approximately 6.73 acres located at 13177 Highway 5 in Anna, Texas. Located in the far northeast portion of the greater Dallas-Fort Worth Metroplex, the storage facility was built in stages from 2004 to 2015 and features an on-site managers residence, garage-style roll-up doors, personalized key-pad gated entry, perimeter fencing and lighting and recently-upgraded 24-hour video surveillance cameras. The facility is comprised of 76 climate-controlled units, 312 non-climate drive-up units, 20 enclosed boat/RV units, 16 covered boat/RV units and 63 uncovered parking spaces. The leasing office and managers residence lie on the same parcel as the storage units. Upon an adjacent parcel approximately 0.86 acres in size lies a small garden office building constructed in 2004 containing two suites each of which are approximately 1,000 rentable-square-feet in size. This parcel was included in the sale as well.

The property, which was built in 1950 and repurposed into a self-storage facility in 2007, features a nine-space, 8,500-square-foot retail center that was also included in the sale. The team also secured the buyer, a Philadelphia-based self-storage owner/operator.

The property was built in 1973 and underwent renovations in 2015. Features include an on-site manager's residence, modern office and showroom, perimeter fencing, gated entry and 16 surveillance cameras. Brandon Karr and Danny Cunningham of Karr Self-Storage represented the seller, a national operator headquartered in the Pacific Northwest. The duo also procured the buyer, a private investor.
KENNEDALE, TEXAS - Karr Self-Storage, a division of Marcus & Millichap, has brokered the sale of Kennedale Self Storage, a 324-unit facility in Kennedale, a southeastern suburb of Fort Worth. The drive-up, non-climate-controlled units total 36,810 net rentable square feet. Brandon Karr and Danny Cunningham of Marcus & Millichap represented the seller, a private investor who built the property in 1985, in the sale. A Dallas-based self-storage owner/operator purchased the property for an undisclosed price.
CORINTH, TEXAS - Karr Self-Storage, a division of Marcus & Millichap, has arranged the sale of Anchor Bay Boat & RV Storage, a 593-unit facility in the North Texas city of Corinth. The property's net rentable square footage is 71,185 square feet. Brandon Karr of Karr Self-Storage represented the seller, a private investor, in the sale. Karr, Danny Cunningham and Will Parisi of Karr Self-Storage procured the buyer, a Texas-based private investment group.
